The Grove @ 1105: A Vision for North Greenwood Moves Forward

		In a pivotal step toward revitalizing North Greenwood, the Community Redevelopment Agency (CRA) approved an agenda item during its January 13, 2025, meeting to move forward with negotiations with Clearwater Urban Leadership Coalition (CULC) for a mini container mall project to be named, The Grove @ 1105.  This action authorizes the CRA Executive Director to negotiate a lease and operating agreement with CULC to develop four adjacent parcels on the northeast corner of Tangerine and Martin Luther King, Jr. Ave, in the MLK corridor.

These parcels, totaling 0.347 acres, includes 1325 N. Martin Luther King Jr. Ave., 1321 N. Martin Luther King Jr. Ave., 1317 N. Martin Luther King Jr. Ave., and 1106 Tangerine St.
A Vision of Community and Opportunity
The Grove @ 1105 aims to transform these parcels into a dynamic hub for local entrepreneurs and cultural engagement, using repurposed shipping containers as retail spaces. The concept, developed by CULC, seeks to provide affordable opportunities for small businesses, create jobs, and foster community pride. At least 15 businesses are expected to operate in the space, ranging from coffee shops and bakeries to artisan retailers.
Gloria Campbell, Executive Director of CULC, described the project as a game-changer for the community. “This is not just about $500,000,” Campbell emphasized during her remarks., "It's about creating economic empowerment, generational wealth, and opportunities for North Greenwood.”

The CRA will enter into negotiations with CULC to finalize lease terms and operational details. If an agreement is reached, it will require approval from the CRA trustees and the City Council before implementation. The CRA allocated up to $500,000 for eligible project expenses, including purchasing containers, construction, and permitting, with funding tied to specific milestones.

The Grove @ 1105 supports the North Greenwood CRA Redevelopment Plan by promoting small businesses, creating jobs, and revitalizing Martin Luther King Jr. Avenue. This initiative strengthens community engagement and breathes new life into the area’s commercial corridor.
